Do you manage your property from afar? No problem! We can advertise and sign up new tenants for you, as well as completing all paperwork, AND the move in process. You also receive a free HD photo inventory with this option.

Admin Support - Based On An Hourly Rate

Additional Services:

PAT Testing - All Electrical Items Tested - £30/report
Landlords with licensable HMO properties are required to have their electrical items tested every year. All non-licensable properties should also have their appliances deemed safe through PAT tests each year. With Selective Licencing in full force in the Liverpool area, you should now ensure that any electrical items that you provide are PAT tested once a year.

Certificates - Gas, Electrical Safety Certs & EPC's
All rented accommodation MUST have an annual gas safety certificate showing that all gas appliances in the property are safe. This must be done by a Gas Safe Engineer.

The electrics must also be tested every 5 years or on change of tenancy. These must be done by a qualified electrician.

Inventories and Cleaning - Wrapped Up In Just One Package!
Over the years, tenants have become more savvy to what the landlord must do in order to request deductions from their deposits at the end of a tenancy. This includes protecting their deposits in a timely manner, providing them with the provisional information of your chosen tenancy deposit protection scheme, but also to provide them with an inventory at the start of the tenancy.

Many disputes arise from landlords completing their own inventories which can be seen as biased, or by not completing one at all!

By providing an HD photo documentary of your property (these are free of charge to all our fully managed properties), and clearly pointing out any current damage, it then becomes the responsibility of the tenant to ensure they complete their side of the bargain by looking after your property.

By arranging an inventory - you save yourself (and your agent!) the sometimes brutal task of negotiating deposit returns and ensure the tenant pays for any damage caused beyond fair wear and tear.

Cleaning
1 - 3 Beds - £90.00
4 - 5 Beds - £100.00

(£10 per additional bedroom/bathroom/landing)

Prices will vary if the property has been left in a poor condition

1 - 3 Beds - £60.00
4 - 5 Beds - £70.00

(£10 per additional bedroom/bathroom/landing)
Garden Weeding / Yard Clearances also available at additional cost.
