Holding Fees (this will transfer into a percentage of your deposit when the contract is signed)

One week's rent - this will vary depending on the property.

For student properties - this holding fee will be for the whole property e.g £85/per person per week for a 5 bed house would be £425

Payment must be made as a group and not individually

PLEASE NOTE - If you provide fraudulent details, withdraw from the property, or fail to complete your paperwork within 15 days, you will lose your holding fee and the property will be readvertised.

Deposit

Residential / Family Lets / Professional Sharers - one full month's rent

Student Lets - £300 per person, or one month's rent if any individual tenant cannot get a guarantor

Permitted Tenant Fees

- Missed Contractor Appointment (if arranged for tenant to attend) - cost of call out invoice

- Malicious Damage - cost of repair/replacement in full

- Fire Tampering - cost of repair/replacement in full

- Changes to Tenancy - £50 including VAT

- Any tenant requested items/works during tenancy, provided outside of the landlord's statutory requirements - cost of each item in full and cost of contractor invoice

- Any maintenance deemed the tenant's responsibility and/or that the tenant does not want to complete themselves - cost of contractor invoice

- Any damages caused to the property can still be charged through the deposit at the end of the tenancy

- Replacement keys/fobs - £6 per key/fob (+ £6 arrangement fee for any keys requiring locksmith cut) . Master suites are charged at the cost of replacement.
